Eight questions to ask
- Are you licensed and insured in BC?
- Can you share three recent reference clients?
- What is your typical project size?
- Who is on site daily?
- How do you handle change orders?
- How do you bill — fixed price, cost-plus, or GMP?
- What is your warranty?
- How do you communicate during the build?
Red flags
- Cash-only or no written contract
- Pressure to skip permits
- No insurance certificate
- Quote that's much lower than competitors
